Measured Survey

We will survey your home to get all the measurements needed for getting your project started.

This vital step will involve measured surveyors visiting your property to record the existing measurements of your home. They’ll also take a range of photographs so that our designers can fully visualise your space.

 

Once this has been completed, those measurements are then turned into a set of existing drawings.

 

Depending on the type of development you are carrying out, these can include floor plans, elevations, a section, site plans, and roof plans - all required by both our designers and your local planning authority.

Proposed Design

This stage involves creating a proposed design that follows your guidelines and brief.

 

The proposed design stage enables you to envision your future layout, exteriors, and the amount of glazing you wish to include.

 

You’ll make a lot of key decisions while these drawings are prepared, such as setting out your ideal budget, and assessing what is required under planning and building regulations.

 

You might need to obtain full planning permission, submit a pre-application, or you could benefit from something known as Permitted Development rights. We will advise you on the route to go down for planning approval.

Planning Permission

We will manage your chosen planning route on your behalf.

Following on from the proposed design stage we will have a set of planning drawings ready to move forward with. We will submit the drawings to the local authorities and manage the application on your behalf.

Building Regulations

Once planning has been approved building regulation drawings can be provided to help assist with the build and ensure the construction meets the statutory requirements. 

 

Building regulations cover everything from structural integrity, thermal performance, sound-proofing, drainage, all the way to fire safety - to name just a few!

 

All homes must adhere to these regulations, as they help ensure residents have a safe and healthy environment to enjoy.

Because of the level of detail involved, you’ll need a structural engineer to assist with the structural side of the build. Your project will then be assessed, either by your local building control or by a privately hired approved inspector
